The Process

Nine Steps to Buying a Home

01

Find the Right Agent

Buying a home is one of the most significant purchases you'll make. Start with an experienced agent whose only job is to look out for your best interest.

02

Prepare Finances

Earnest money, inspection (~$365+), appraisal (~$600+), and closing costs (2–5% of loan). Knowing the real numbers up front means no surprises later.

03

Get Pre-Approved

A lender reviews your income, savings, and credit so you know exactly what you can afford—and so sellers take your offer seriously.

04

Start Home Shopping

Take photos as we tour. Focus on what you can't change—neighborhood, lot, layout. Test faucets, lights, and toilets to make sure everything works.

05

Make an Offer

When you find the one, we move fast. We craft a competitive, strategic offer and submit it with confidence.

06

Order an Inspection

A professional examination of the property's condition. We use the report to negotiate repairs or credits—or to walk away if needed.

07

Negotiate Final Offer

Review counter-offers, request repairs, or negotiate price based on the inspection. Once we agree, you're officially under contract.

08

Appraisal Ordered

The lender orders an appraisal to confirm the home's value. If it comes in low, we re-negotiate—or release with your earnest money returned.

09

Closing Day

Sign ownership paperwork, get your keys, and move in. Closing typically takes 4–6 weeks from accepted offer.
